  • What is Dynamic Pricing?
    • Dynamic pricing means that your prices change nightly on all the major marketplaces in order to optimize revenue.  Our technology looks into the calendars of the marketplaces to evaluate supply and demand for similar competing properties in your local area.   It looks at past occupancy levels, evaluates your property’s immediate performance, and it looks at forecasted occupancy levels.  Your prices are always optimized so that you are not giving your property away for an undervalued price or pricing too high so that you don’t receive any reservations.  Not to hot, not too cold…just right.  As your calendar fills up, prices increase.  We provide owners with a low threshold price so that your property is never rented below what makes economic sense.  Owners can still use static rates if they prefer.
  • Where do you list my property?
    • Our mission is to get your property maximum exposure on the world’s leading marketplaces like HomeAway, Airbnb, Booking.com, Expedia Network, TripAdvisor and many more which cater to international travelers in different countries.   More international exposure means longer reservations from guests who travel internationally.  That’s why we are called HolliHouse International.   We deliver dynamic pricing and availability to the marketplaces which means guests can book instantly.  Allowing instant booking is critical to obtaining more reservations.
  • Why are HolliHouse rental rates lower?
    • HolliHouse nightly rates are the lowest for its properties because we don’t mark up rates to cover expensive channel commissions.  Airbnb and HomeAway charge 5%, Expedia and Booking.com charge 15% to owners.  HolliHouse marks up nightly rates to offset marketing channel commissions so if you book through these big marketplaces you are paying a premium in terms of nightly and a guest fee.   At HolliHouse we don’t charge a guest fee and our rates are not marked up.  Tell your friends to book directly on our site for the lowest cost on your rental.
  • Who covers the credit card merchant fee charges?
    • HolliHouse covers the credit card merchant fee of 2.9 to 4%.   There is no additional cost to you.
  • What if a guest damages my property?
    • HolliHouse provides owners and guests with a complimentary, built in, damage protection plan of $3,000 per reservation.  Accidents happen and HolliHouse has the perfect solution.  If damage is discovered, you can can file a claim with us and get money to repair or replace broken items.
  • Who takes care of cleaning?
    • Owners are particular about who cleans their property and so we prefer that owners keep working with their current cleaners.   We provide cleaners and owners with an intuitive app along with email notifications of any change in the reservation calendar.  Your cleaner bills you for services rendered.  We help you price your property appropriately so that cleaning costs are covered in the nightly rate,  just like a hotels do.   You can use whomever you like to service your property.   Essential services are: making sure the property is clean prior to arrival, making sure it is stocked with linens and sundries and making sure that the hot tub is clean.   If you don’t yet have a cleaner we can recommend several that are used to doing vacation rental cleans.
  • Can you work with any property?
    • HolliHouse can work with any property in the world processing and remitting payments in USD.  We can send proceeds in almost every currency using VEEM.com.  The lowest cost payment processor in the world with extremely low spreads on conversion.   Other currencies will be added in 2018.
  • How do I get paid on my rentals?
    • HolliHouse uses VEEM.com  to send payments directly into your bank account.  We email notify you each time a payment is made.  Veem iss similar to PayPal except funds go directly into your bank account without a costly 3% fee.  For same currency transactions – its free!   We initiate payment to you 3 days after each guest departure and funds will be in your account in 1 to 3 days even on foreign account transactions.   Your VEEM.com account keeps your bank account confidential.  It also helps you to segment your vacation rental income from your bank account.
  • Who takes care of paying the lodging tax?
    • Lodging tax, or TOT tax or VAT tax, is the tax paid by guests for any short term stay either at a hotel or a vacation rental property.  HolliHouse publishes the tax rate on the channels and collects the tax, we send the tax amount to you and  you pay the tax either monthly or quarterly depending upon your jurisdiction.  Tax is levied on the amount of money you receive as rent minus our marketing fee and any channel marketing fees.
  • Who handles guest inquiries?
    • More guests are booking their stay directly online and this trend is increasing.  If your property isn’t instant bookable you are losing out on reservations.  Some guests still make inquires via email or phone and we answer those inquiries 24/7.  HolliHouse is the primary point of contact with guests throughout their journey saving you the headache of having the endless communication needs of guests during the checkin process.
  • What countries do you service?
    • HolliHouse can service any property in the world as long as it’s not a US sanctioned country.  Currently, we collect USD on reservations and remit USD to owners.  We will be expanding into other currencies in the spring of 2018.
  • What currencies can you work with?
    • Currently we collect all rental proceeds in USD.  However, we can remit proceeds in almost any currency using VEEM.com at the time of checkout.  VEEM.com is the lowest cost payment processor in the world for cross currency conversion.   Are you a guest paying for an international reservation?  Don’t use your credit card with high conversion fees.  Establish a VEEM.com account and send us money that way.  You could save hundreds of dollars.  In our opinion, credit cards.. to put it plainly…suck.  Use VEEM.com to pay for your rental.
  • What about minimum night stays?
    • Depending on local market conditions, some owners only want to accept 7 night stays or 4 night stays.   HolliHouse can program your property so that it only accepts reservations that meet your minimum night requirements.  Setting higher minimum night stays is what HolliHouse is all about.   With increased market reach, we can get your property filled for longer minimum night stays, providing a massive increase in revenue.   Different climates have different seasons and we can program your minimum night stays to reflect seasonal demand.
  • Who pays for channel commissions?
    • HolliHouse has the technical capability of marking up rates to offset marketing channel commissions  For instance we markup your nightly rates by 15% to cover Booking.com’s and Expedia’s commissions.   We then take care of paying the channel commissions for you by deducting 15% and sending that to the channel.
  • What is the cost?
    • HolliHouse charges 10% of the amount of money HolliHouse receives from the marketplaces after their commission has been paid.  Otherwise known as the “Total Payout”.  For instance, if a reservation comes in from Airbnb,  they deduct their 5% commission and send us the “Total Payout”.  We then deduct our 10% marketing fee and send you 90% of the “Total Payout”.   We only make money when you make money and believe us, you are going to make much more money!
  • Can you work with “smart locks”?  
    • Yes, HolliHouse can work with several different “smart lock” providers.  “Smart locks” give you the ability to issue a unique door entry code to guests which can only work for their dates of stay.   If you currently use a “smart lock” you can easily transfer the account and we can integrate that into our system.
  • Can I make my own bookings using other sites?
    • Yes.  At HolliHouse you have a non-exclusive relationship with us.  If a personal friend pays you for a reservation you simply work with them and create an owner reservation in our system.   HolliHouse gives you your own booking engine page that you can share on social media which can accept credit cards.  You can access your booking page in your Owner account.
  • Does HolliHouse have a fixed contract term?
    • No.  All of our owners have an open ended contract and can terminate their relationship with us at any time.   The only thing you have to do as an owner is honor any remaining future reservations.
  • Can I use my property whenever I like?
    • Yes.   HolliHouse has no restrictions on when you can use your property.   The only rule is that you cannot cancel previously made guest reservations.
  • Are there any other “Hidden Fees” or monthly charges?
    • No.   HolliHouse does not require an initial set up fee, maintenance reserve or monthly marketing fee.
  • Does HolliHouse maintain my property?
    • No.   HolliHouse International focuses on having the best marketing and reservation service only.   Owners must work with local service vendors directly.
  • Who provides the pictures?
    • Professional pictures are everything when it comes to marketing your property.   It’s owner’s responsibility to hire a professional photographer.  You maintain ownership of the pictures.   Most channels accept up to 26 pictures and must be Landscape and at least 1,500 pixels wide.   If your property is small, include pictures of amenities or attractions to fill the 26 picture requirement.
  • Can I still keep my Airbnb or HomeAway listing and reviews?
    • Yes!  We can easily migrate your current Airbnb, VRBO or HomeAway listing so you can keep your hard won reviews and listing placement.
  • Can I still have direct contact with my guests?
    • Yes, while we stay in touch with the guest throughout their journey, we give your their contact information if you want to give them that extra special touch.
  • How do I get started?!
    • Getting started is easy!  Use our contact form and tell us a little bit about your property.   Are you currently renting now or is this your first time renting?   HolliHouse does not work with properties that are primary homes where the owner lives full time or properties that have severe deferred maintenance.   We work with cabins, hotel operators, owners of apartments, condos to castles!   Once we receive your inquiry we will create your account and you can start to build your listing.  Build it once with HolliHouse and your listing is distributed EVERYWHERE!
